ESCO04: Mortgage Lender Consent Package Guide

Every mortgage holder of record consents in writing before the assessment is placed. No consent, no deal, and there is no way around it — so treat it as a technical sale to somebody who was not in your first meeting, and start it early, because it is the longest-lead item in the transaction. A holders-of-record worksheet to complete at Gate 4, the four points that answer what the lender is actually deciding (lead with non-acceleration, and give the actual dollar figure rather than a percentage), the ten-item package to send complete the first time, and planning ranges by loan type from three weeks for a local portfolio bank to twelve-plus for securitized or agency debt. One boundary is fixed: the request comes from the owner, on the owner’s letterhead. A lender who thinks a vendor is asking for a lien accommodation is a bad first impression that is hard to undo.
