Three audiences, one document: an executive summary an owner reads, a measure table a lender reads, and a technical appendix an engineer reads. Write for all three or you write for none. Six sections with their primary reader, length, and required contents, followed by the thirty-second test — a reviewer and an owner should see within thirty seconds which three or four improvements carry the economics, because the most common reason an audit stalls a project is not a wrong number but good measures buried under fifty pages. The pre-release self-review runs five categories and thirty-odd items, each corresponding to something a capital provider will test. Ends with one last read: open your own report cold as though a lender sent it for a second opinion, find the weakest number, and strengthen or bound it before a reviewer does.
