PO_09: Sample Annual Cash-Flow Analysis

A worked example using round numbers, with a blank column for your own building. It shows cash-flow neutrality in a single table: the building gets new systems, net cash flow is approximately unchanged from year one, and the capital you would have written a check for never left your operating account. Three reading notes matter — the savings line should come from a qualified engineer’s model rather than an equipment vendor’s brochure, the statutory finding counts more than the utility bill alone, and a modest negative in the net line is not disqualifying while a large one is a flag worth asking about. Closes with what to ask for on your own deal, including the annual installment expressed per square foot.
