LB08: Capital Provider Compensation Inquiry

Broker compensation on C-PACE varies by capital provider: some pay a placement fee, some do not compensate intermediaries at all, some permit a borrower-paid advisory fee disclosed in the engagement letter. These are not equivalent structures, and the answer changes your economics. Resolve it in writing with the specific provider before you invest weeks — before you bring the deal to your sponsor, while you still have the option to walk. A ready eight-question written inquiry, a response log to keep one row per provider, four rules for sending it, and a plain note on licensing: whether arranging a C-PACE assessment is licensed activity is a question for your own counsel and regulator, not one MGB can answer, and you should be suspicious of anyone who says it is simple.
